Vacation Plat

A Vacation Plat is prepared to assist a Land Owner in "Vacating" an Easement, Right-of-Way or other encumbrance that may no longer be needed and thereby free up the land for another use.

An example of this would be a previously dedicated roadway that was originally "taken" from a parcel when it was anticipated that the roadway would be necessary to service other parcels either down the road or across the street. If it can now be determined that this roadway is no longer needed, the original parcel is entitled to recoup the land that was originally taken.

The Vacation Plat depicts all the information necessary to "add" this land back into the overall parcel. It is typically prepared, approved by the governing entity, recorded, and then referenced in a new deed. For example: Lot 2 of XYZ Subdivision including that portion of Vacated ABC Road depicted on Vacation Plat 1,2,3 Recorded in (year).

Each Governing Body has different requirements for not only the application for Vacation but the Map itself. We can determine what these requirements are and prepare the Survey and associated map accordingly. Many times a Public Hearing is required which we can attend on your behalf.
